We absolutely loved the process of acquiring this home, the renovation, and the sale. This was about as easy of a flip as there ever will be. The previous home owner reached out to us through the website. She was a wonderful lady who just had too much house to take care of. She had lost her husband a few years back and the maintenance had just become too much for her. She did not have the time, money or know how to get the house ready to list with a realtor. That's exactly why we are here! We were able to buy her house in 6 days! We also allowed her to stay in her home for 1 month while she found a new place for her and her dogs. We had movers come and get everything she wanted to keep and move it to storage and her new place. In mid July we were ready to tear into this flip!
When we started designing this house we knew we had a few things we had to do. First off, the popcorn ceiling had to go. After we got all of that down and the carpet ripped up, we got the floor coverings, cabinets, appliances, and old bathroom fixtures torn out. I started to feel really good about the direction this house was heading. We didn't change any of the layout of the house. In hind sight I wish I would of removed a large beam between the living room and the dining/kitchen as it was just for looks and really broke up the space. Oh well! The original plan was to keep the kitchen cabinets and paint them, but I am so glad we decided to get all new cabinets. Brand new cabinets really make the kitchen. We did all new LED lighting, outlets and switches. Gabe from Zeus Electric in Loveland is seriously the best. We hired E&H Painting to do the interior and exterior paint. They worked super fast and did a masterful job, we will definitely use them again. The carpet was installed by Celtic Flooring. The quartz counters came from Touchstone Granite and Marble. Arrowhead Renovations took care of pretty much everything else.
We decided since there was only one bathroom that it had to stand out. Al from Arrowhead Renovations did a great job with the granite look tile. We used a rounded edge tub and matching door to give the feel of a larger space. I found a multi function spa shower tower online and that really finished off the luxury feel. We were right as this was what everyone talked about when they went through the house.
The house sold in about 36 hours! Dalton Sybrant with Keller Williams FTC Gold is a fantastic realtor who just happens to be my brother in law. This whole process was simple and smooth.
In the walk through video Brittany teases a new project coming. That project actually turned into our new house! She had yet to see it when we filmed that video. We moved in last month and are loving our new home. So hopefully we will have a new, new project to share with you all very soon.
